Montana Real Estate: Homes For Under 200K? Really?

I have a friend who is a real estate agent here in Montana. Talking to him can get a bit frustrating.

Don't get me wrong, he is a great guy and really good at his job, but I will give you an example of my frustration. My wife and I found a townhouse we really like in Bozeman, and it's listed at around 400 grand. Now, that's more than we want to pay for something with no yard, garage, or carport, but that's not the frustrating part; the frustrating part is when my friend says, "Oh yeah, I sold a few of those a couple of years back and they were going for 250k."

Many of you know my frustration. Don't get me wrong, the prices are coming down, but they were so inflated that many folks, myself included, are holding out for them to come down some more.

Where can you find a decent-priced home in Montana?

Matt Ward, who is on TikTok, goes around the country to find affordable homes for sale and recently did a video about homes for sale in Montana listed at 150k or less. I know what you're thinking, there aren't any homes under 150k, while that's true in places like Bozeman, there are actually a few deals out there.

As you can see, there isn't a lot to choose from, but if location doesn't matter and you're looking for a home, deals can be found.
